4. Borrower

The party who borrowed the money.

5. Lender/Beneficiary

The party who lent the money

6. Trustee’s Sale Amount

Full amount of the loan in default as of the date listed

7. Trustee

The party who holds title until the loan is paid in full

8. Trustee’s Sale Line, Number and website

Trustee Sale line, number and website used to get available up to date sales information

9. Legal Description

The description of a property in legal terms, typically in terms of Lot and Tract

10. Original Notice of Default

This indicates the Notice of Default the document is attached to

11. Original Deed of Trust

This indicates the original loan in foreclosure

12. Date

Typically the document is dated when it is actually signed by the trustee.

13. Signature of the Trustee

The signature of the trustee or authorized party recording the document

14. Order and Escrow number

Information used by the escrow or title company for internal tracking and identifying purposes.

15. Assessor’s Parcel Number (APN)

A number assigned by the County Assessor’s office identifying the property involved in the transaction.
